Built on close partnership and hands-on leadership.

At nirmāna, you work closely with experienced leadership throughout the journey, not through layers of intermediaries. We believe better results come from clear communication, shared trust, and thoughtful decisions made early.

Across workplaces and homes, we deliver design, build, and furnishing through one coordinated process. The result is spaces that are considered, well executed, and built to perform over time.

How we're Different

    End-to-End Ownership

From first brief to final handover, we manage the full journey. One team, one process, and clear responsibility at every stage so nothing gets lost between design and delivery.

By bringing everything under one roof, we remove the friction of multiple vendors and ensure decisions are carried through exactly as intended.

    Purpose-Driven Design

Every decision is grounded in how the space will be used. We design with intent, balancing aesthetics, function, and long-term value for the people who use it daily.

Rather than following trends, we focus on creating environments that feel right, perform well, and continue to serve their purpose over time.

    Structured Delivery

A defined process keeps projects on track. Clear timelines, coordinated teams, and consistent communication reduce risk and maintain momentum from start to finish.

Each phase is carefully managed, giving you confidence in both the progress and the quality of what is being delivered.

Team

Oshan Gunawardana

Founder & Managing Director

Before founding nirmāna, Oshan worked in finance, where he developed a strong appreciation for structure, efficiency, communication, and accountability. Combined with a long-standing interest in design and spatial planning, this led him to identify a gap in Hong Kong for a more integrated, client-focused approach to creating and moving into new spaces.

nirmāna was built to bring design, furnishing, contractor works, logistics, and coordination under one point of responsibility. What began with smaller residential and tenant-focused projects has grown into a lean design and build operation serving corporate clients, homeowners, landlords, real estate investment firms, and property agencies across Hong Kong.

Oshan’s focus is on delivering beautiful, functional spaces through a process that is practical, flexible, and value-conscious. He believes strong relationships with clients, contractors, vendors, and stakeholders are central to better accountability, smoother delivery, and reduced project risk.

Patrick Nucum

Project Designer

Patrick’s approach is shaped by his architectural background, with a focus on spatial planning, technical precision, and buildability. Within nirmāna’s integrated design and build model, he helps turn early ideas into clear, practical design solutions that give clients an accurate understanding of their space early in the process.

Through detailed design development and high-fidelity 3D visualisation, Patrick helps align layouts, materials, finishes, and key decisions before works begin. His focus is on creating thoughtful, functional spaces that look refined, work well, and support smoother procurement, stronger value control, and more predictable project delivery.

Shane C.

Construction Lead

Our Construction Lead brings deep local experience across residential and commercial construction in Hong Kong, with a strong understanding of site conditions, contractor coordination, and regional workmanship. His role is central to turning design intent into a properly managed build process on site.

With a disciplined, process-driven approach, he helps navigate Hong Kong’s practical and regulatory requirements while keeping works aligned with the approved scope, programme, and quality expectations. His focus is on reliable execution, clear site coordination, and ensuring each project moves forward with control, accountability, and confidence.

Ranga J.

General Contractor & Maintenance Lead

Our General Contractor and Maintenance Lead brings a highly practical, solution-oriented approach to fast-moving works, revisions, and post-project support. His versatility on site makes him a key part of nirmāna’s ability to respond quickly, adapt to constraints, and keep projects moving without unnecessary friction.

With a strong can-do attitude and calm approach under pressure, he is especially valuable where flexibility, speed, and problem-solving are required. His focus is on finding practical ways to get the work done properly and efficiently, whether supporting an active project, handling maintenance, or delivering targeted improvements after handover.

“The best workplaces are not simply designed to impress. They are designed to work — for the people, the business and the future.”
